Development brochures, show home invitations, price lists and planning consultation leaflets
Property developers print A4 stapled brochures for each development, foiled invitations for a show home launch, plot price and availability sheets updated as plots sell, and leaflets for planning consultations and neighbour updates. This page sets out what to print at each stage of a scheme, live prices, packs, sample layouts, wording and the advertising points to check, including how to label CGIs.
A development needs print from the day the planning application is drafted to the day the last plot sells. The audiences change as the scheme moves on: first neighbours and the planning committee, then buyers, then residents who have already moved in.
Planning consultation leaflets
Before submitting a larger application, developers usually consult local residents. A folded leaflet through every door nearby explains the proposal, shows the site plan and invites people to a drop-in event or to comment online by a stated date.
Neighbour and construction updates
Once work starts, a short leaflet to surrounding homes about working hours, deliveries, road closures and a site contact number heads off complaints and keeps relations with the council smooth.
Development brochures
The main sales document: the location, the house types with floor plans and dimensions, the specification, CGIs and a site plan. Given to every visitor to the sales office and show home.
Show home launch invitations
A heavier, foiled invitation to a launch weekend, posted to registered buyers and handed to local agents. It marks the event as worth turning up to.
Price and availability sheets
A single sheet listing plots, house types, prices and status, reprinted in short runs as plots reserve. Keeping prices off the brochure lets the brochure last the whole scheme.
Register-your-interest flyers
A5 flyers to surrounding postcodes, at local estate agents and in nearby rented areas, inviting buyers to register before release.
Resident welcome guides
A handover booklet covering heating systems, warranties, snagging, bins and management company contacts, which reduces after-sales calls.
Recommended leaflets for property developers
What we would print for a development. The 'from' price is today's live price for the lowest-cost options; the example line is a realistic configuration for a small to mid-sized scheme.
Sixteen pages give space for location, specification, every house type with floor plan and the site plan. A heavy matt cover looks premium and survives being carried round the site.
Four pages for the proposal, the site plan, the event details and how to comment. Folded A5 fits any letterbox and reads like information rather than advertising.
Three packs: the sales launch, a planning consultation with neighbours and the register-interest stage before plots are released. Each total is the listed products at live prices.

Sales launch pack
For opening the sales office and show home: brochures, launch invitations and a first run of price sheets.
Date every price sheet and reprint in small runs as plots reserve, rather than printing hundreds that go out of date.
Saver speed, about 10 working days for the slowest item. Prices are the live Saver prices for exactly these options. Order each item from its own page; one delivery charge covers the basket.
Agree the distribution area with the planning officer where you can, so the consultation statement can show who was reached.
Saver speed, about 8 working days for the slowest item. Prices are the live Saver prices for exactly these options. Order each item from its own page; one delivery charge covers the basket.
Use a separate QR code on the flyer from the one on agents' material, so you can see which source brings registrations.
Saver speed, about 11 working days for the slowest item. Prices are the live Saver prices for exactly these options. Order each item from its own page; one delivery charge covers the basket.
Three layouts we drew for invented developments. Each labels CGIs clearly, keeps prices off long-life material and gives the facts buyers and neighbours ask for first.
These are sample designs we made to show layout and wording. The business names, numbers and addresses are invented.

Sample: Willow Reach by Ashbourne Homes brochure cover
A4 brochure, 16 pages, matt-laminated cover (cover and back shown)
Cover: the development name, a CGI with its label directly underneath, the mix of homes and one location fact you can prove.
Back cover: directions, tenure and any estate charge stated plainly, and a note that prices are on the separate list.
Muted green and stone suit a family scheme; the cover photo carries most of the colour.
Wording you can use on property developer leaflets
Lines that suit new homes: concrete facts about place, homes and timing, and claims you can measure. Replace the bracketed parts and check every distance and time.

When, where and how many
Print for a development follows the scheme timetable rather than the calendar, but sales launches still do best in the spring and early autumn buying seasons.
March to April and September are the strongest months for launches and show home events. Consultations and construction updates follow your planning and build programme.
When to print
Consultation leaflets two to three weeks before the event, so they arrive in time to plan a visit. Brochures before the sales office opens, with a reprint allowance for changes to the specification. Launch invitations four weeks ahead. Price sheets as often as plots change. Allow for the Saver working days on each product page plus delivery.
How many
Consultations: every home in the area agreed with the planning officer, often 500 to 3,000. Brochures: 100 to 300 per phase for a small scheme. Price sheets: 50 to 100 at a time. Register-interest flyers: 2,000 to 10,000 homes within a short drive, focusing on renters and growing families.
Where they go
Through doors near the site for consultation and updates; at the sales office, show home and partner estate agents for brochures; posted to registered buyers for launches; and in rental-heavy streets nearby for first-time buyer schemes.
What response to expect
Consultation turnout varies widely with how contentious the scheme is; record attendance and comments as part of your statement. For buyer drops, expect a modest number of registrations per thousand homes, and judge success by visits and reservations from each source over the first months.
Paper, size and finish for property developers
A development brochure stands in for a home that may not exist yet, so its print quality matters. Consultation material should feel informative and modest, not glossy.

Before you print: rules for property developers
Selling new homes is covered by consumer protection law and, for many developers, by a new homes code. These are the points developers usually check before printing.
No misleading claims
The Digital Markets, Competition and Consumers Act 2024 bans misleading actions and omissions in consumer marketing. Distances, travel times, specifications, completion dates and 'from' prices must be accurate when the leaflet is distributed.
Label computer-generated images and show home photography clearly, and do not show features, views or finishes the buyer will not get without saying they are optional or indicative.
Material information
Give the information a buyer needs to decide, such as tenure, lease length and any service or estate management charges, in line with National Trading Standards guidance.
Developers registered with the New Homes Quality Board must follow the New Homes Quality Code, which includes requirements on sales and marketing information.
Claims such as 'eco', 'zero carbon' or 'energy efficient' should be specific and evidenced, for example by EPC ratings, following the CMA's Green Claims Code.
This is a printer's checklist, not legal advice. Check your marketing with your legal team, your new homes code provider or trading standards before you print.
Questions about leaflets for property developers
What should a new homes brochure include?
The location and what is nearby, each house type with a floor plan and room dimensions, the specification, CGIs clearly labelled, a site plan, tenure and any estate or service charges, and how to visit. Keep prices on a separate sheet.
Why put prices on a separate sheet?
Prices and plot availability change as a scheme sells. A separate dated price list can be reprinted in short runs, while the brochure stays accurate for the whole phase and you avoid scrapping hundreds of copies.
Do CGIs on brochures need a label?
Label every computer-generated image clearly, ideally right beside it, and make sure it does not show features, views or finishes buyers will not get. Misleading images can breach consumer protection law.
How many consultation leaflets should a developer print?
Enough for every home in the consultation area, which is often agreed with the planning officer and can range from a few hundred to several thousand. Add spares for the event itself and for the parish or town council.
What size is best for a development brochure?
A4 portrait is the usual choice because floor plans and CGIs need space. Smaller schemes sometimes use a square 210 × 210 mm or A5 format, which is cheaper to post and still shows plans clearly.
How long does a brochure take to print?
Each product page shows the Saver working days for your exact options, with faster speeds where available, plus delivery. Build in time for internal approval of plans and specifications before you order.
Can you check our brochure artwork?
Every upload is checked automatically for size, bleed and resolution. File check (£4.99) adds a person reviewing the file before print, and the Artwork and Design Service can lay out brochures from your text and images.
